Why merge 2 land titles?

The titles of two separate properties can legally be merged to become a single property. This only applies to registered properties. This operation is subject to a technical file drawn up by a Topographical Surveyor registered with theONIGT. There are several reasons for merging 2 land titles, for example :

In rural areas

  • If your plot of land does not meet the minimum plot size required for building permission (e.g. 1 hectare in Casablanca) and you have bought the adjacent land.
  • Or to carry out a reversal project on several titles.

In urban areas

  • Buying several lots in a subdivision to build a building
  • Purchase of several plots of land to create a housing estate or group of houses

How do you merge 2 land titles?

During a preliminary meeting with a Topographical Surveyor, which can take place in the field to explain your merger project, with the elements of title (cadastral plan, certificate of ownership and calculation of content), the Topographical Surveyor will draw up a contract with a detailed fee proposal covering all his services.

Once the contract has been signed, the Géomètre Topographe engineer will draw up the technical file for the merger and submit it to the land registry:

  • Copy of service contract with owner or owner's legal representative, signed and sealed by IGT and legalized by owner;
  • A certified copy of the ONIGT Regional Council's attestation that the IGT is in good standing with the Order;
  • Certificates of ownership attesting that the properties to be merged are owned by the applicant;
  • Green shirt (ST206 A)
  • Descriptive merger minutes (signed by the owner)
  • Survey sketch (marked no topographic operation)
  • Topographic fusion plan
  • Capacity calculations

This stage usually takes one to two weeks.

Once the file has been validated by the land registry. The land surveyor will submit the following documents to the land registry for addition to the land title:

  • An original copy of the merger report (signed by the owner)
  • 2 Topographic fusion plans
  • Receipt of deposit signed by the head of the land registry department
  • Request to the Registrar to merge the two titles

This stage usually takes 3 to 7 working days.

And now it's time for the final step, payment. Once everything has been validated by the land registry and conservation department, you pay 1000 Dhs according to the ANCFCC rates table. After 3 days you can request the updated certificate of ownership on the ANCFCC website.
