Why update your land title?

The "Mise en Concordance" technical file concerns buildings whose base has been registered or is in the process of being registered, free of any opposition, with opposition deadlines closed on the date the "Mise en Concordance" file is submitted. This operation begins with the preparation of a technical file by a Topographical Surveyor registered with theONIGT.

There are several reasons why you might want to update your land title. Such an operation will add value to the land title and avoid problems in the event of a sale, division or exchange.

Is my building eligible?

Alterations and extensions are common practice in Moroccan households. But when updating land titles, the land registry ensures that architectural plans approved by local authorities are fully in line with what is actually built, in strict application of the law. This decision is justified by the administration's desire to oblige citizens to comply with current town-planning standards.

Once the topographical surveyor has submitted the technical file to the land registry, a land registry team carries out an on-site verification. The aim is to ensure that the property plan corresponds to the actual state of the building.

Verification of compliance by the ANCFCC team

Even though the owner has a building permit, he may have made unauthorized alterations or extensions. The law is clear on this point: every change, whatever its size or nature, must be validated by the authorities. So in the case of unauthorized modifications, you'll be blocked when you update the title.

We often receive clients who want to update their land title, but when we check for compliance, it turns out that their files will be rejected by the administration because of the changes their homes have undergone.

How do I update my land title?

At a prior meeting with a geometric surveyor, who can be on site to explain your updating project.

Don't forget to bring with you the following basic documents, which must be available to the Geometric Surveyor before work begins on the technical updating file:
- Identification of the owner or his legal representative, or in the case of a company, the person with power of attorney;
- Land information on the property;
- Authorized "Ne Varietur" construction plan;
- Building permit.

At the end of this first meeting, the Topographical Surveyor will draw up an assignment contract with a detailed fee proposal covering all his services.

Once the contract has been signed, the surveyor will draw up the technical file for the update and submit it to the land registry:

The Mise en Concordance sub-file comprises the following documents:
- The green folder ST206 A.MEC;
- The synoptic survey presentation sheet;
- The alignment demarcation report;
- The alignment topographic plan;
- The auxiliary sheet for calculating built-up areas;
- The summary table of built-up areas by consistency;
- The detailed table of built-up areas by level.

The "Mise en Concordance" file also includes photographs, which must be signed, dated, taken in color, of good quality and clearly indicate the consistency recorded on the land plan. The angles at which the photographs are taken must be chosen so as to clearly show the different floors of the building, the
balconies, bays, copings, outbuildings, arcade easements and apparent real rights.


This stage generally takes two to three weeks.

Once the file has been validated by the land registry. The land surveyor will submit the following documents to the land registry for addition to the land title:

  • Receipt for the technical file submitted by the Land Registry ;
  • Procès - verbal de mise en concordance ;
  • Two concordance drawings ;

How much does it cost to update a land title?

The cost of updating a land title depends on a number of factors that can have an impact on the amount of the fee:

  • surveyor's fees: this professional sets his fees according to a fee guide, and according to the complexity of the operation: it may be complicated by a lack of documents, which also lengthens the operation and therefore its cost.
  • Land registry fees correlated with the property's market value according to the real estate price reference system shared by the ANCFCC and the DGI.
