Pay attention to the boundaries of the land you intend to buy before signing the preliminary sales agreement!

Unregistered land: Although a title deed guarantees you possession of the property, it in no way certifies the boundaries of your land, or even its actual surface area, which is often approximate. The same applies to the various boundary descriptions, which are purely indicative.

Boundary coordinates and exact measurements can guarantee that you know the exact boundaries of your property and that they can be re-established at any time, especially during the registration procedure (boundary marking).

Registered land or land in the process of being registered: you need to pay close attention to the cadastral plan and the certificate of ownership shown to you by the owner. The mention of requisition on the cadastral plan does not mean that the land in question is registered. You should also check that all the owners are listed on the certificate, by calculating the sum of the tantièmes in the case of joint ownership.

Boundary marking is always advisable: even before you sign the preliminary sales agreement, it's very important to call in a topographical surveyor to show you the exact boundaries of your plot of land as drawn on the plan, and to check the size of the plot, to make sure that no neighbor has encroached on the land you intend to buy, and to avoid all kinds of problems later on.
